Know what you really want

Start by thinking of your must-haves and deal-breakers, then a few ‘nice to have’ items and set up search criteria and source our contacts for the perfect place!
Now that we found your perfect place:
Now that you’ve found a great home, we work to draft an offer that works for you and your preferred possession and any conditions (most common are financing and inspections) . If it's not accepted, we will negotiate until we land on a deal that works for all parties.
Getting your documents in order:
Once everything is approved, your bank will transfer the mortgage money to your lawyer. Your lawyer pays the sellers and registers the land under your name to the government. You are now on your way to becoming a homeowner!
Securing Financing:
Now that we have the approved offer, we make sure your mortgage broker can finalize the financing and any other financing that needs to be in place. (Yes, even if you were pre-approved) Now is also the time to contact a lawyer and talk to your insurance companies.
We would be happy to offer references if needed.
Possession Day:
Once the seller has met conditions, and with a satisfactory inspection, you can accept the keys and move in.
However, if the conditions haven’t been met yet, we’ll contact the seller’s REALTOR® on your behalf to sort everything out.
